Here are the Top 10 most expensive suburbs in South Africa

Cape Town dominates the list of South Africa’s most expensive residential suburbs, with nine of the top 10 locations found in the Mother City.

The latest property figures compiled exclusively by Seeff for The South African website, using 2025/26 data from Lightstone and Propstats, put Clifton at the top of the national rankings, with an average or median property price of R25 million.

Extraordinary prices

The figures cover freehold properties only, highlighting the extraordinary prices buyers can expect to pay in some of the country’s most sought-after neighbourhoods.

Llandudno takes second place with a reported price of R24.4 million, followed by Bantry Bay at R23 million.

Constantia Upper also records R23 million, placing it fourth, while Bishopscourt and Camps Bay share the next price bracket at R22.5 million.

The Atlantic Seaboard is particularly prominent, accounting for six of the 10 suburbs on the list.

Johannesburg makes the top 10

Cape Town’s dominance is clear, but Johannesburg also features in the rankings.

Sandhurst, in Sandton, is the only suburb outside Cape Town to make the top 10, with a reported property price of R16 million.

It takes 10th place, behind Higgovale in the City Bowl, where the figure is R18 million.

The difference between first and 10th place is R9 million, with Clifton’s reported price more than 56% higher than Sandhurst’s.
